A broken sprinkler head or a cracked pipe can waste thousands of gallons of water and leave dead patches across a community before anyone notices. Oakcrest Outdoors performs monthly irrigation inspections, called wet checks, for HOA communities across Orlando, Kissimmee and Central Florida, then documents what we find and proposes the repairs needed.
What Is a Wet Check?
During a wet check, we run each irrigation zone and walk the property while the system is on. That lets us see problems that are impossible to spot when the system is off, such as heads that don’t pop up, spray in the wrong direction or leak at the base.
What We Check Every Month
- Every zone on each controller is run and inspected
- Sprinkler heads that are broken, stuck, clogged or missing
- Heads spraying sidewalks, roads, walls or buildings instead of turf and beds
- Heads blocked by grass, shrubs or mulch
- Broken or leaking irrigation pipes and fittings
- Wet spots, puddles or washouts that point to underground leaks
- Dry areas that show a zone is not getting coverage
- Controller settings and run times
How It Works
- Monthly inspection: we run the system zone by zone and check every head and line
- Documentation: we record each problem and its location
- Repair proposal: the board or property manager receives a clear proposal for the repairs needed
- Approved repairs: once approved, we replace broken heads, fix pipes and adjust coverage
Why Monthly Wet Checks Matter
- Lower water bills: leaks and broken heads are caught before they run for weeks
- Healthier landscaping: turf and plants get the water they need, and dry or flooded areas get fixed
- Fewer surprises: small problems are repaired before they become big ones
- Cleaner sidewalks and buildings: heads are adjusted so they stop spraying hard surfaces and walls
Wet checks pair naturally with our HOA landscape maintenance and CDD landscape maintenance services.
